Aging-in-place remodeling and smart-home safety in Central Florida

The existing house

A curb, a stair, and a dark path to the bath are construction problems. A lock or a leak sensor bought the year after does not fix them. Access-only firms and kitchen-only firms each leave half the house undone.

The finished baths we can show are in Windermere, Orlando, and Reunion. Winter Park, Lake Mary, and Lakeland are on the site for kitchens and whole-house work. They are not labeled aging-in-place unless the bath was actually rebuilt that way.

How this job is built

Safety is not a second contract. While the bath is already open, the curb comes out, the floor is sloped to the drain, and blocking goes in before the tile. The ceiling is open at the same time, so night lighting is located on the path to that room. The floor is still open, so a leak sensor can sit at the water heater and the bath before it is closed. The door hardware is being replaced, so the lock and the video doorbell go on that door. Shades go where the afternoon sun is the problem. An automation company that arrives after the paint cannot do that sequence. We also will not claim a device was installed on a job where it was not.

The wet room and any structural change are permitted under Florida license CGC1531832. The first visit is free and on site.

How the safety goes in

While the floor is open

The curb comes out. The wet plane slopes to the drain. Blocking for a future grab bar goes in before the tile. A leak sensor is placed at the water heater and the bath before that floor is closed.

While the ceiling is open

Night lighting and the switches that control it are located on the path to the bath, so the walk is lit when someone is on it. This is not a theater system, and it is not a bulb bought the year after.

When the door is replaced

The opening is sized for how the room will be used. The lock and the video doorbell are specified with that hardware. A doorbell does not fix a bath you still cannot enter.

At the glass

Shades are drawn where the afternoon sun is the problem, while the window is already part of the renovation.

If someone needs to be reached

A way to call from the bath or the bedroom is located on the same electrical plan. It is not a medical-alert subscription, and it is not claimed on the three baths below.

Lake Butler, Windermere

The built example. A curbless wet room, drawn to the existing angles, with shades at the lake-facing glass. We do not claim cameras or leak sensors were a separate system on this job.

Reunion roll-in

A garden tub and a step-in shower rebuilt as a wheelchair roll-in. The safety is the floor, the opening, and the drain. No electronics are claimed on this bath.

Orlando wet room

One wet zone, no curb, linear drain, vanity kept dry. The access is the waterproofing. It is not a smart-home installation.
