What aging-in-place remodeling costs

There is no package price. A curbless bath is not a whole house, and a floor that has to be rebuilt is not a fixture swap.

The existing house

A published starting price brings the wrong call. A curb that stays, a floor that has to come out, and a sinkhole under a bath are three different jobs. One number cannot cover them.

The baths we can price against are real: Lake Butler in Windermere, the Reunion roll-in, and the Orlando wet room. Winter Park’s primary bath is not in this number, because it was not built as a roll-in.

How this job is built

At the free visit we look at the existing floor, the curb, and whether the job is one room or the house. Removing a threshold and rebuilding the membrane is the Reunion grand bath. Beams and columns under a bath, because a sinkhole sat in the porch, is Lake Butler — that is structure, not a shower price. Devices, if you want them, go in while that floor is open. They are not a second invoice the year after, and they are not claimed on a bath where they were not installed.

The wet room is permitted under Florida license CGC1531832. The first meeting is free and on site. We do not email a budget from a photo.

One room
A curbless or roll-in bath, when the rest of the house stays. Reunion and the Orlando wet room are that scope.
The whole house
Lake Butler was the bath plus windows, a new clay-tile color, and structure under the porch. That is not a bath price.
The floor
If the membrane and the slope have to be rebuilt, the calendar and the number both move. A fixture swap does not.
While it is open
Blocking, a leak sensor, and night lighting are decided then. Coming back after the tile is the expensive version.

Permits, time, and the first visit.

Do you publish a starting price?
No. The number is set at the free on-site visit, after we see the floor and the curb.
Is a roll-in the same price as a kitchen?
No. A kitchen whose layout holds can finish in as little as two weeks from permit. A roll-in takes the waterproofing. They are not the same clock and not the same number.
Does smart-home safety add a second contract?
Not when it is on the renovation drawing. A lock, a leak sensor, and night lighting are located while the work is open. We will not price a hub for a house we are not renovating.
